Most GPs are the integration layer.

Here's the monthly close most GPs still run. Log into the PMS, export the income statement and rent roll. Re-key it into QuickBooks. Copy it into a waterfall spreadsheet nobody fully understands. Update the portal by hand. Draft the investor letter from a blank page.

The Distribution Officer. Runs your waterfall and drafts every investor notice. Pref, profit split, GP promote, then a personalized notice per LP, reconciled to the dollar.
Investor Relations. Drafts your quarterly LP letter in your voice, from the numbers you give it.
The Controller. Rolls property numbers up to the fund and explains the variances. Shows you what a "fund NOI on plan" actually hides underneath.
The Bookkeeper. Ties your property export to QuickBooks and flags what doesn't match, with the likely cause next to each one.
Portfolio View. NOI, occupancy, and distributable cash for the whole fund on one screen.

The drip that warms a stranger
That's the Distribution Officer running a real Q2 waterfall: $160,000 across five LPs, every notice drafted, reconciled to the dollar. This is the one to run first.
